I didn’t sell my way into this community — I was raised in it. From the tree-lined streets of Rossmoor Highlands to the heart of Old Town, I know Los Alamitos the way only someone who grew up here can. This is the neighborhood knowledge I share with every client.

A small city with an outsized sense of place

Tucked into the northwest corner of Orange County between Long Beach and Cypress, Los Alamitos is home to roughly 11,800 people and a reputation that travels well beyond its size.

It’s a place defined by top-rated schools, walkable Old Town blocks, and a genuine small-town rhythm — neighbors who know each other by name, Friday-night football, and a downtown you can cross on foot. The Joint Forces Training Base anchors its southeastern edge, and the 405, 605, and 22 freeways meet nearby, putting the coast, Long Beach, and central Orange County all within easy reach.

The neighborhoods

Los Alamitos isn’t one neighborhood — it’s a collection of distinct pockets, each with its own character, price point, and feel.

Rossmoor Highlands

HOAs & governance — the nuance most agents miss

One of the questions I’m asked most: “Is there an HOA?” In much of Los Alamitos the answer is no — many neighborhoods are free of homeowners-association rules, which gives owners real flexibility over their property. Just across the line, Rossmoor is served by the Rossmoor Community Services District, which handles parks, lighting, and local services without the layered restrictions of a typical association.

Knowing exactly which pocket carries which rules — and which quirks come with each — is the kind of detail that saves my clients headaches long before they write an offer.

The schools

Families move here for the schools — and stay for them. The Los Alamitos Unified School District is consistently among the most respected in the region, drawing buyers from well beyond the city limits.

A personal note: I’m a Los Alamitos High School alumna. The district that shaped me is the same one I help families plan their lives around today.

School boundaries and ratings shift over time, so for the current picture I point clients straight to the district and to GreatSchools rather than to anything I’d have to keep updated here.

Lifestyle & rhythm

What a year in Los Alamitos actually feels like: mornings at the local parks, dinner at Old Town mainstays like the Original Fish Co. on Los Alamitos Boulevard, and a community calendar that fills with the same beloved traditions year after year. It’s a lifestyle built around family, familiarity, and staying close to home — which is exactly why people who grow up here so often come back to raise their own kids.

The housing

The homes here tell the story. Los Alamitos is largely a single-family community with mid-century roots and well-kept streets that have held their character for decades — from classic ranch-style homes to fully updated family residences, with larger lots in pockets like Rossmoor Highlands. Inventory tends to be tight, and homes don’t sit long; when the right one comes up in the right pocket, it moves.
